Cheesequake Village is an age-restricted 55 + residential adult community located in Old Bridge, New Jersey, within the Matawan Postal district of 07747. It is located next to Cheesequake State Park, accessible by Exit 120 on the Garden State Parkway. Located one hour from New York City, and ten minutes from the Aberdeen-Matawan Train Station on NJ Transit's North Jersey Coast Line, it is conveniently situated near the shopping hub areas of Routes 34, 35, and 36, located in the towns of Hazlet, Matawan, and Old Bridge. The train station is five (5) miles east of South Amboy and two (2) miles west of Hazlet. There are four types of homes consisting of one, and two-bedroom, condominiums units. The community and recreational facilities are owned by the Cheesequake Village Association (CVA) and the village affairs are governed by the Cheesequake Village Board of Trustees.
Yes, there is a clubhouse for CVA activities only. The main ballroom can be rented only by an Association member in good standing for $150, which requires an additional $100 deposit returnable upon inspection of the ballroom. The renter also must obtain “Event Insurance,” which is higher if alcoholic beverages are served at the event. There is a library, fitness room, game room, and ballroom. Scheduled activities will appear in our monthly newsletter, “Cheesequake Bulletin.” Outdoor amenities include a beautiful swimming pool with a perimeter to sit and relax while talking with your friends. There are also bocci and horseshoe courts.
When you buy a home in Cheesequake Village, you will own only the interior of your home. There is a $1,500.00 administrative fee due to the Association upon purchase.
Cheesequake Village has a Maintenance Department, monitored by the Board of Trustees, who will respond to service calls directed to our office. Interior repairs are the responsibility of the homeowner, as is repair to any addition that may exist to your unit. The Association pays a private contractor to maintain the lawns on the common grounds throughout the village, paid for by your monthly maintenance fee.
When you are ready to sell your home, you can list it with a real estate broker of your choice and sell it to anyone who meets the age requirements. It is important to notify the CVA office of your intention to sell.
A unit must be the owner’s primary residence for at least two (2) years prior to renting. No unit can be rented without the approval of the Board of Trustees. There is a mandatory $1,500.00 administrative fee for any rental unit payable by the owner. Because of the need to control the number of renters in the village, all owners must apply for a slot on our existing list of rentals. A copy of the tenant lease that includes Cheesequake Village Association and a CVA Rental form must be submitted to the CVA office. The new renter must make an appointment to attend the CVA Welcoming Committee meeting. Owners are required to make sure their tenants purchase renters insurance coverage.
Yes, all friends and relatives are welcome to visit however no one under 18 years of age may live in the village. You must be over 18 years of age to use the pool.
Yes, but only one pet is allowed per unit and it is suggested that the pet weigh no more than thirty-five (35) pounds. Pit Bull and Rottweiler dog breeds are prohibited. All dogs must be licensed with Old Bridge Township and a copy of the license must be submitted to the CVA office. All pets must be kept on a short leash and are not allowed on community property lawns. You must clean up after your pet and the sewers may not be used for the pet waste. The feeding of all birds and animals is strictly forbidden. It is suggested that cats be kept indoors.
The current monthly maintenance fee is $185.00 payable on the first of every month and a $25.00 late fee chargeable on the 15th of every month. Infractions of the Rules and Regulations may result in fines issued by the Board of Trustees. All maintenance fees that are not paid, or any fines that are issued, are vigorously collected by the Association law firm of Greenbaum, Rowe, Smith & Davis. Cheesequake Village is not an assisted living community.
They are used to cover the daily operating expenses of the Association, maintenance of the lawns and landscaping, trash removal, snow removal, essential replacements of exterior elements of your home, employee salaries, insurance for the property and any of the other responsibilities and services that the Board of Trustees deem appropriate.
All homeowners must carry insurance covering “HO-6” with Cheesequake Village Association listed as an additional interested party on your Certificate of Insurance. Recommended coverage amounts are listed in the CVA Rules and Regulations.
You will be required to attend a Welcoming Committee meeting, and we will contact you before your closing to give you the date and time. At this meeting, you will receive a complete overview of our community, as well as your responsibilities under the Cheesequake Village Association Rules and Regulations, which are also available for viewing on this website.
No. Units for sale can be found on Realtor websites. For Sale signs often appear in the windows of the units being sold.
No. You do not own the land around your unit and responsibility for its upkeep rests with the Association. Any use of this land is at the discretion of the Association and any addition to your unit must be approved by the Board of Trustees through submission and approval of a CVA Alteration Application.
The Township of Old Bridge owns the main streets but the side streets are owned by the Association. During the winter months streets will be plowed by the Township, the CVA Maintenance Department, and by private contractors hired by the Association.
No changes are permitted in any unit which will impair the structural integrity of the building, or which may structurally change the building, such as knocking down walls or making changes to your condominium unit’s floor plan. The By-Laws of the Association requires owners to submit an Alteration Application, with plans attached, for any changes to the exterior of their unit prior to the starting of the work. The Board of Trustees will make a decision for approval or denial of any changes submitted by the owner. Please refer to the CVA Rules and Regulations for any changes to the interior of your unit.
The Board consists of seven members. Elections for the President, Vice-president, and Treasurer are held every year for one-year terms. Elections for two Trustees, for two-year terms, are held every other year. Nominations are accepted every October and November at the Open Board of Trustees Meeting, held in the CVA Clubhouse. Each unit gets one vote as long as your dues are up to date.
